Heating, Ventilation & Air Conditioning

Heating, Ventilation & Air Conditioning (“HVAC”) is provided as needed in your suite during normal Business Hours. The building’s HVAC system is designed and programmed for your comfort. Thermostats are set and calibrated to maintain a reasonable comfort level in all areas of the building. The system design and operation is based on ASHRAE (American Society of Heating, Refrigeration, and Air-Conditioning Engineers) Standard 55: Thermal Environmental Conditions for Human Occupancy:

  • Winter: 70-74 deg. F at 20-30 %RH; and
  • Summer: 74-78 deg. F at 50-60 %RH

Should the temperature abruptly change or exceed these standards, please call the Management Office and we will correct the situation as soon as possible. Tenant adjustment of individual thermostats can result in inconsistent temperature control in the adjusted area as well as the adjoining areas. The use of fans, portable cooling units, and space heaters can dramatically affect the building’s ability to deliver the appropriate tempered HVAC. Tenants are asked not to tamper or adjust thermostats and are prohibited from using supplemental appliances (i.e. portable cooling units, fans, space heaters, etc.) to regulate suite or office temperature.

Building Standard mini-blinds have also been installed along the perimeter windows of your suite. These window coverings must remain closed during periods of direct sun to allow adequate temperature control and to assist in energy conservation.

After-hours HVAC is available, upon advanced scheduling, in connection with your lease agreement there is an additional charge for after-hours HVAC. The rate for this service is determined according to the terms in your lease and actual utility costs incurred by the building to deliver such after-hour service. Should you need air conditioning after building hours, please submit your request by filling out AFTER-HOURS HVAC REQUEST FORM.
