Building Guidelines for Use of Common Areas, Delivery Entrances, and Freight Elevators

Oyster Point Marina Plaza consists of two identical 5-story buildings that have three (3) separate entrances, Main, Rear, and Delivery Entrance. As specifically stated in the Building Rules and Regulations (Exhibit “C” of the lease agreement), “movement in or out of the Building of furniture, office equipment or other bulky material which requires use of the elevators, stairways or Building entrance and lobby shall be restricted to hours established by Landlord. All movement shall be under Landlord’s supervision, and the use of an elevator shall be restricted to the Building’s freight elevator.”

During normal business hours, the Delivery Entrance: stairs & access ramps; and freight elevator(s) are utilized for pedestrian access and use only. All deliveries are to be made through the Delivery Entrance, only, of each building. Large or “bulky” items, which will require use of the: (i) elevators; (ii) stairways; (iii) corridors; and; (iv) lobbies; are subject to restricted use and delivery times as directed by Landlord. &Upon scheduling and approval from Landlord, delivery access for large or “bulky” items shall be made via the access ramp(s) at the Delivery Entrance only. Immediately outside each Delivery Entrance there is a specified Loading Zone for the temporary parking of delivery (and moving) personnel, it is limited to 15 minutes, and if additional time is needed arrangements need to be made in advance with Building Management.

  1. Notice to Landlord: The tenant is to notify the Building Management (650) 873-1054, in advance, when planning a move or delivery, to ensure the proper scheduling and reservation of the freight elevator, delivery entrance, loading zone and verification of the required evidence of insurance for Tenant’s vendor(s).
  2. Delivery Hours: All Tenant move-in/move-outs and deliveries (in or out) of large or “Bulky Material” will be done before or after normal business hours (8:00 AM or 6:00 PM M-F), (9:00 AM – 1:00 PM Saturdays), Sundays can be scheduled for anytime.
  3. Insurance Requirements (per attached requirements):  Tenant’s vendor(s), delivery and/or moving companies, must provide Landlord with the following:
    1. Certificate of Insurance (evidencing Commercial General Liability Insurance, Auto Liability and Workers Compensation coverages);
    2. Additional Insured Endorsement  (listing Landlord and Landlord’s Agent as Additional Insureds to the General Liability policy);
    3. Waiver of Subrogation for Worker’s Compensation (waiving subrogation in case of a claim). It is recommended these documents be submitted to Landlord at least five (5) days in advance to confirm the proper coverages, endorsements, and timely approval.
  4. Protection:  Masonite and/or other recognized protective covering for floors, doorways, and corridors are required and in any other areas determined by Building Management.
  5. Size Restriction(s):  Delivery or Moving trucks should not exceed 12 feet 6 inches in height and longer than 32 feet, as they may have difficulty negotiating the turns and parking islands within the parking lots. All loading is at grade level; Oyster Point Marina Plaza does not have a loading dock or the capacity to receive items at a dock high level (see restrictions regarding pallets & pallet jacks below).
  6. Common Areas & Permitted Vehicles:  The delivery or moving company will give special attention to the protection of all common areas, especially the glass lobby doors. This includes the use of all carriers (hand-trucks, furniture movers, etc) that must only have rubber wheels. Wood Pallets, Pallet jacks or any other vehicles/devices are not permitted

These requirements are in place for the safety of building occupants and are geared towards minimizing common area property damage
